Phase I Environmental Audits
IAQ Services Phase I environmental audit is performed by our expert environmental consultant,
who will review a wide variety of available information about the site
and the operations that have been conducted on it, and will perform a
non-intrusive physical inspection of the site and the current
operations.
The environmental audit results in a report prepared for the
real estate owner or buyer. It identifies potential or existing
environmental contamination liabilities. The Phase I environmental
audit meets the criteria specified by the American Society for Testing
and Materials. The analysis typically addresses both the
underlying land as well as physical
improvements to the property; however, techniques applied in a Phase I
audit do not usually include actual collection of physical samples or
chemical
analyses.
IAQ's Phase I environmental audit includes examination of potential soil contamination, groundwater quality, surface water quality and sometimes issues related to hazardous substances. The examination of a site may include: definition of any chemical residues within structures; identification of possible asbestos containing building materials; inventory of hazardous substances stored or used on site; assessment of mold and mildew; and evaluation of other environmental parameters.
